How to Rent

PRE-TENANCY

Finding A Property
ARP London have a varied selection of properties to rent, predominantly in the South West London postcodes – from studios to houses. All our rental properties will have to satisfy the Homes Fitness for Human Habitation requirements and other regulatory laws. If at the time of your searching we do not have a property that matches your requirements register your details and requirements with us and we’ll send a list of properties to you as and when they become available.

Viewing A Property
Once you’ve found a property you like, get in touch with us via email or phone to arrange a viewing.  If we have a video of the property, we will also share it with you upon request

Submitting an Offer
If after viewing the property and it suits you, make an offer as soon as possible to avoid losing out. Discuss with your other housemates if any, and once you have collectively agreed to submit an offer, do so via the tenant application page of this website. Once we communicate to you in writing that the landlord has accepted the offer, you will be required to pay a holding deposit equivalent to one week’s rent of the accepted offer. This will be deducted from the first month’s rent and referencing will not commence until we are in receipt of the amount. Please read the holding deposit terms before making any payment.

Referencing and Credit Checks
As soon as we have received the holding deposit the property will be reserved for you pending the receipt of successful references and credit checks. Our tenant referencing and credit check partners will contact you via email and invite you to formally commence the procedures and to validate the information you submitted during the application process. TENANCY DURATION
You Sign the Tenancy Agreement
Once the referencing and credit checks reports are completed, they will be shared with your potential landlord for their final approval. When this is given, we will issue the draft tenancy agreement along with all relevant certificates for your approval and consent. You and any guarantor will need to electronically sign the agreement and thereafter it will be counter signed by us or the landlord.

Start of Tenancy
On your tenancy commencement day, you will need to pay the full outstanding balance of five weeks security deposit and one month’s advance rent, minus the holding deposit. For the duration of the tenancy your security deposit will be protected with the Deposit Protection Service and or any of the other schemes as per the landlord’s choice. Future rental payments would have been detailed in your tenancy agreement and rent schedule. An inventory will be conducted if the landlord choses and a copy will be sent to you at tenancy commencement or within the first week.

Moving In
You will be given a set of keys each for every named tenant on the tenancy agreement. It is your responsibility to contact the utility providers and local authority and inform them of your move in date. Where we are managing the property, we will undertake this task. Please be advised to arrange your contents insurance as you will not be covered by the landlord’s policy.

Living at The Property
During the tenancy, you are responsible for the upkeep of the property and any gardens, driveways which forms part of it. If any maintenance issues arise, please contact your landlord in the first instance unless we managed the property in which case you can report any problems to us via phone, email or online through the My ARP tenant portal

Tenancy Termination and Renewal
If you wish to terminate your tenancy, notice (normally two months and falling on a rent due date) must be served to us or the landlord. Should you wish to stay beyond the initial fixed term, let us or the landlord know at the earliest time possible.
