Instruction and choosing your service


Once you have decided that we are the agency for you, you can choose from letting only service, rent collection or full management. The full comparison and details of each service can be found here. You will be sent an electronic agency agreement to read through and sign. 

Prepare for photos


First impressions count – make sure your property is looking its best in preparation for photos. Read our handy guide on preparing your property to be photographed

Ensure you have all relevant safety certificates

In order to let your property there are a number of important documents you must legally provide. This includes a valid EPC, EICR and Gas Safety Certificate (if there is a gas supply). You must also install smoke alarms and carbon monoxide detectors in the property. More information on the legal responsibilities of Landlords can be found here.

Market the property

We will ensure your property is promoted on the relevant property websites, our social media channels and sent directly to our extensive database of applicants. 

Hold viewings

A member of the lettings team will accompany viewings at the property and answer any questions the applicants may have.  

Receive offers

As soon as an applicant makes an offer on your property we will put all of the details to the you in, the Landlord, in writing so that you can make an informed decision on whether to accept the offer.

Reference the applicant

Once you have accepted an offer, we will take a holding deposit from the applicant to secure the property, and begin our referencing process. Full details of how we reference can be found here. Sign the contract 

Once references have been completed, our progressors Angela and Keeley will send out the contract for you and your tenant to sign. Please make sure you have advised them of any additional clauses in good time so that these can be added into the contract.

Preparing for move in 

If required, our fantastic property management team  will attend the property the day before the occupation date to create an in depth inventory report listing the fixtures and fittings and a schedule of condition. We are also available for a check in service whereby we would meet your new tenants on the day of move in, walk through the inventory with them, answer any questions regarding the property and most importantly, hand over the keys! Completion 

Once your tenants have either collected their keys from our office or attended their check in with the property manager, the letting process is over! If your property is managed we will hand over the contact details of our property management department to the tenant to report any maintenance  issues, and if it is managed by yourself, we will pass on your contact details. Congratulations – your property has been let!
